Our checklist follows agency standards: kitchen (oven dismantled and deep cleaned, hob degreased, extractor fan, inside cupboards, behind fridge, sink descaled); bathroom (tiles scrubbed, shower head descaled, toilet deep cleaned, mirror polished); living/bedrooms (skirting boards, light switches, window sills, doors, built-in wardrobes); plus vacuuming all floors, wiping walls, and cleaning internal windows. We also vacuum carpets and upholstery as standard — deep steam cleaning is an optional add-on.

Meanwhile, we scrub the interior cavity, door glass, and exterior with non-abrasive cleaners. We remove baked-on grease, carbon deposits, and food residue. After reassembly, your oven will look nearly new. This is a key item landlords inspect, so we take extra care here. No extra charge — it's part of the package.
Ideally, yes — empty properties allow us to clean every inch, including behind and under furniture, inside cupboards, and all corners. This gives you the best chance of passing inspection. However, if your belongings remain, we can still clean around them for an additional fee of £50–£90 (depending on property layout). Important: if personal items are present, our service guarantee may not apply because we can't access all areas. For full deposit protection, we strongly recommend removing everything or at least clearing floors and surfaces.
Yes — please empty and defrost your fridge/freezer at least 24 hours before our arrival. This allows ice to melt completely so we can properly clean shelves, drawers, door seals, and interior surfaces. If the freezer is still frozen, we won't be able to clean it thoroughly, which may lead to inspection deductions. Simply turn it off the night before, place towels to catch water, and leave the door open. We'll handle the rest — including wiping down and deodorising.
Internal windows, frames, sills, and tracks are always included. External window cleaning is not part of the standard end of tenancy package, but you can add it for a discounted price (30% off our standalone window cleaning rate). We can clean ground floor and accessible first-floor windows from the outside. For multi-story properties, we use water-fed poles. Simply select the add-on when booking. This is especially recommended if your tenancy agreement specifies "professional window cleaning."
Standard end of tenancy includes vacuuming of all carpets, rugs, and upholstered furniture. For a deeper clean that meets stricter landlords' standards, we recommend adding hot water extraction (steam cleaning) for carpets and upholstery. This removes embedded dirt, stains, and allergens — and you'll get 40% off the standalone price when booked with your EOT service. Many agencies explicitly require professional carpet cleaning, so check your tenancy agreement. We can also apply stain protection if needed.

We offer a 48-hour satisfaction guarantee (extendable to 168 hours for an additional fee). If your landlord or letting agency identifies any missed areas on the approved checklist, simply notify us within the guarantee period with photos and details. We'll return to reclean those specific areas at no extra charge. This guarantee only applies if the property is empty of your belongings at the time of cleaning. We recommend scheduling the landlord's inspection within 48 hours of our service for full protection.
Our quoted price does not include parking fees or congestion/ULEZ charges. Our team will always try to find free parking near your property. If none is available, you will need to provide a visitor parking permit or reimburse us for metered parking costs (receipts provided). For properties within the London Congestion Charge or ULEZ zones, you are responsible for those daily charges if our van enters. We recommend checking your zone status and arranging a permit in advance to avoid surprises.
Yes — many tenants have already moved out or are at work. We just need a way to access the property: you can leave a key with a neighbour, provide a lockbox code, or arrange a key pickup from a nearby location (additional fee applies for key collection). Payment can be made remotely by card. However, we recommend someone does a final walkthrough within 48 hours to check for any missed spots so we can use our guarantee if needed. We'll send you after-cleaning photos either way.
All our cleaners are fully insured with public liability coverage up to £1 million. In the unlikely event that an item is damaged, we will investigate and compensate you accordingly. Our teams are trained to handle delicate surfaces, move furniture carefully, and follow safety protocols. To date, damage claims are extremely rare (less than 0.1% of jobs). Yes — fabric blinds are vacuumed, metal or wooden blinds are dusted, and we wipe down light switches and fittings. Chandeliers and hanging light fixtures are gently dusted as long as they're reachable (up to 3 metres high). For higher fixtures or delicate chandeliers, we recommend a specialist service. Curtains are vacuumed but not washed (that requires a separate deep clean service). We also clean ceiling corners for cobwebs — a common inspection item.
