From water-fed poles to streak-free finishes — everything about our professional window care
Prices vary by property type, number of windows, and accessibility. A standard 2–3 bedroom house typically costs £40–£80. A flat or maisonette: £30–£60. Large detached homes: £80–£150. Commercial properties are priced per pane or per visit. One-off cleans cost more than regular scheduled services (weekly/fortnightly/monthly). We offer free quotes with no obligation — just send us a photo or tell us your postcode. Use our instant estimator →
Our standard service includes: exterior window cleaning (using water-fed pole technology for ground to 4th floor), interior window cleaning (manual with specialist detergents), wiping of frames and sills (inside and accessible outside), cleaning of window tracks and edges, and removing cobwebs from corners. For high-rise buildings above 4 storeys, we use rope access or cradle systems (additional cost). We also clean conservatory roofs, skylights, glass balustrades, and patio doors as add-ons. Let us know your specific needs when booking.
A water-fed pole is a telescopic pole (up to 24 metres) with a soft brush head that sprays purified water onto windows. The water is filtered through a reverse osmosis system, removing 99% of minerals, so it dries without streaks or spots. Benefits: no ladders needed (safer for our team and your property), reaches high windows (up to 4th floor from ground level), cleans frames and sills simultaneously, and is environmentally friendly (no chemicals used externally). For interior or ground-level windows, we still use traditional squeegee methods.
Yes — our van carries a 500–1000 litre tank of purified water, plus poles and equipment. We need a parking space within 30 metres of your property, on the same side of the street, for up to 2 hours. Please arrange a visitor permit or pay for parking if required. If free parking isn't available, you may be asked to cover meter costs or reschedule. For properties without nearby parking (busy central London streets), we can sometimes park further away with extra hose — let us know when booking so we can plan.
For exterior windows (using the water-fed pole), we use only purified water — no detergents, soaps, or chemicals. The water is filtered to 0 ppm (parts per million) total dissolved solids, which naturally lifts dirt and dries without streaks. For interior windows, we use a mild, eco-friendly detergent specially formulated for glass — it cuts through grease and fingerprints without leaving residue. We never use harsh ammonia or bleach solutions that can damage window seals or harm plants below. If you have specific allergies, let us know and we'll adjust.
Yes — we clean frames and sills as part of the service, both inside and on accessible exterior areas. The water-fed pole brushes scrub uPVC, aluminium, and painted timber frames during the exterior clean. For interior frames, we wipe down with damp microfiber cloths. What we cannot do: remove heavy paint splatters, dried plaster, or permanent stains from frames. We also cannot treat mould growth on timber frames (that requires a specialist). If your frames need deep restoration beyond regular cleaning, we can recommend a handyman service.
Yes — for buildings above the reach of our water-fed poles (typically 4–5 storeys), we use rope access (abseiling) or cradle systems. Our IRATA-certified technicians work at height safely and efficiently. This service is available for residential blocks, office towers, and commercial buildings. Pricing is higher due to specialist equipment and safety protocols — we'll provide a custom quote after a site survey. For regular high-rise maintenance, we offer discounted contracts. Contact our commercial team for a consultation.
Absolutely — these are popular add-ons. Glass balustrades: if accessible from ground level with our water-fed pole (up to 4th floor), we clean them externally. For balconies above that, rope access may be needed. Skylights: we can clean from inside with extension poles or from outside using a ladder/water-fed pole depending on roof pitch. Conservatory roofs: we clean the exterior glass/polycarbonate panels using pure water — this removes green algae and dirt buildup. Pricing depends on size and accessibility. Mention these when booking for a quote.
Light rain doesn't affect our pure water system — the windows will still dry streak-free. However, heavy rain (especially with wind) makes it unsafe for ladder work and reduces cleaning effectiveness. Our team will assess conditions on the day. If we cancel due to weather, you'll receive a text or call to reschedule at no charge. If you prefer to cancel because of rain, please let us know at least 2 hours before your slot. We don't charge weather-related cancellation fees. For regular customers, we automatically reschedule to the next available dry day.
We can remove paint spots from glass if they are reachable from inside the property using a scraper. This is common after interior decorating. For exterior paint or plaster splashes (e.g., after building work), we can only help if the windows are accessible from ground level or from inside. We cannot remove paint from frames (risk of damage) or from high-up exterior glass without scaffolding. For extensive post-construction cleaning, we recommend booking our after builders cleaning service, which includes specialist glass restoration.
Yes — we take safety and professionalism seriously. All technicians have full public liability insurance (£2 million coverage) and employer's liability. Our water-fed pole operators are trained and certified, and our rope access teams hold IRATA Level 1–3 qualifications. We are members of the Federation of Window Cleaners (FWC) and comply with their code of practice. Copies of insurance certificates and risk assessments are available on request. For commercial contracts, we provide RAMS (Risk Assessment Method Statements) before starting work.
Yes — we serve retail stores, office buildings, restaurants, hotels, schools, and industrial units across London and SE England. Services include: regular maintenance (weekly, fortnightly, monthly), one-off deep cleans, high-rise rope access, and out-of-hours work (evenings/weekends) to avoid business disruption. We also offer complementary exterior services: gutter cleaning, cladding washing, pressure washing, solar panel cleaning, and sign/awning cleaning. Request a commercial quote →
Absolutely — we offer multi-service discounts of up to 25% when you book two or more services together. Popular combinations: window cleaning + gutter cleaning (exterior maintenance package), window cleaning + end of tenancy cleaning (moving out special), window cleaning + carpet/upholstery cleaning (whole home refresh), or window cleaning + pressure washing (patio/driveway). Just select multiple services when booking online, or call us to build a custom package. The more you add, the higher the discount — loyalty discounts also available for regular schedules.
For exterior cleaning: please ensure a parking space within 30m of your property (critical for water-fed pole operation). Move any garden furniture, potted plants, or cars away from the walls/windows. For interior cleaning: clear window sills of ornaments, electronics, and open blinds/curtains fully. Remove anything fragile from near windows. If you have double-glazed units with broken seals (internal misting), let us know — we'll still clean but can't fix the misting. That's it — we bring everything else. Access to water/electricity is helpful but not mandatory.
